Real Estate Pre-Shoot Prep List
what to do before the shoot to ensure the best resultsYour first impression online starts with your marketing media and we want your shoot to go smoothly and produce the best result possible. To make this happen, a few things need to be in order BEFORE the shoot. We have done our best to outline everything below.
General Tips
- Think of prepping the home the same as you would an open house. This means meticulously clean, decluttered, and organized.
- We highly recommend consulting with a professional home stager.
Exterior
- Clean up and prep all landscaping. Includes mowing, trimming, and clearing leaves from all decks, porches, walkways, and driveways.
- Remove all trash, trash cans, or clutter.
- Clean up any cobwebs or dirt build up.
- Uncover, clean, and organize all outdoor furniture. Make sure cushions on furniture are straightened up and secured.
- Roll up or remove water hoses.
- Close garage doors.
- The driveway should be clean and clear of cars, trash cans, leaves, etc.
- Uncover and clean pool and remove any hoses or cleaning equipment.
- Turn on fountains and water features.
Interior
- The home should be bright, open, and inviting. All lights should be functional and turned on, including lamps and accent lighting, and blinds should be open or pulled up.
- Turn all fans OFF. Anything moving will be blurred in the photos or virtual tour.
- Turn all TVs and computer screens OFF.
- If possible, remove personal and family photos and consider replacing with generic decorative photos.
- Remove or hide any personal or non decorative items. This includes shoes, clothing, toiletry items (including hand soap), cleaning supplies, pet items, remotes, etc.
Kitchens / Bars
- Clear countertops and bars off as much as possible. This includes countertop appliances, such as coffee makers and blenders, and soaps/cleaning items.
- Clean and clear off fridges of magnets, papers, photos, etc.
- Remove any loose dishes, trash, food, etc.
- Remove trash cans.
Dining Rooms / Eating Areas
- Clean and clear off all tables. Consider staging with decorative place settings and centerpieces.
- Straighten and organize all chairs.
- Remove any child seats/booster chairs
Living Rooms / Family Rooms / Recreation Areas
- Remove magazines, newspapers, books, and mail unless they are decorative.
- Declutter side tables, mantels/hearths, and coffee tables.
- Clean fireplaces and consider staging with firewood.
- Fluff, arrange, and organize pillows and cushions.
Bedrooms
- Make beds and arrange/organize pillows.
- Declutter nightstands and dressers of all personal items. Includes chargers, phones, watches, family/personal photos, etc.
- Remove wall stickers and posters.
- Make sure no items can be seen under the bed.
- Close closet doors unless you want them showing. If showing, make sure everything is tidy and clean.
Bathrooms
- Clean and clear off countertops. Includes soaps, toothbrushes, medications, and any other toiletry items.
- Remove shampoos, soaps, loofahs, etc. from showers and tubs.
- Remove loose/dirty towels. Only leave towels if they are clean and nicely arranged.
- Remove floor mats.
- Close closet doors unless you want them showing. If showing, make sure everything is tidy and clean.
